Hancock Street Condominiums

The Proposed Development Project (“Project”) is located at 247 Hancock Street in the Dorchester neighborhood of Boston. The site of the Project is a 15,564 sq ft parcel that will be created by combining two adjacent parcels of approximately equal size, and carving out a smaller portion of that land for the owner’s existing two family home. The remaining 15,564 sq ft is an underutilized piece of land that contain’s a self-service carwash owned and operated by the owner of the land.

This area of Dorchester is a corner of the city with much current and future planned development. On the adjacent site, 233 Hancock St, a new 5-story mixed-used development is currently underway, and across the street the planned Dot Block development will soon be underway. Our proposed mixed-use project will strive to fit seamlessly into the context of these new and planned development while maintaining its own unique aesthetic character. Similar to the adjacent developments, the Project will host street-front retail with residential parking in the rear of the lot, and 4 stories of resdiential units above. The project includes thirty (30) residential units with (17) parking spaces for residents. The proposed Project will be a market rate residential condominium development that includes on-site affordable housing units. The Project will provide housing to a quickly growing neighborhood that is looking to see more home ownership projects in the community. 

The Project will consist of (4) studio units, (10) one bedroom units, (3) two bedroom units, and (13) three bedroom units. The Project will consist of a five story residential structure at a height of 60’-0”. The Project will include twenty-six market rate units and four affordable units (3.9 required by BRA) on site. The building will include 17 deeded, covered ground level parking spaces that will be exclusive for residents of the building. The top floor of the building will include penthouse units with private rooftop decks that look onto Hancock Street and the proposed Dot Block development. On top of the building will be a share roof deck for use by all condominium owners. Additionally, the rear of the site will contain a private outdoor landscaped green space that sits atop an existing retaining wall. The refurbished outdoor space will be available to all residents.

The Project is conveniently located a two minute walk from the closest bus stop and a eleven minute walk from the Savin Hill T-Stop. We feel that the closeness of these various transportation options is a key benefit to this location that allows for greater density without necessarily requiring parking for each tenant, thereby reducing the need for car ownership and reducing congestion within the city.
